We are in one of the hottest seller's markets in history. With mortgage rates rising and home inventory increasing, NOW is the time to sell! Home staging can have an enormous impact on how quickly your home sells and the price you receive. Here are some tips on how to play up your home's strengths.

CURB APPEAL - First impressions matter. They set the tone for what buyers can expect to find on the inside of the home. If they see a well-maintained, manicured exterior, they will expect that the interior has been looked after with the same amount of care. 

 FURNITURE REMOVAL & PLACEMENT - Removing excess furniture will make the home appear more spacious. It's also important to make sure that furniture placement flows well with the function of the home. 

 OFFICE SPACE - With the rise in remote work, it's extremely important to some buyers in the market to have a home office. You don't need to have a separate room, but creating a dedicated space could be very beneficial to resale value. 

 DEPERSONALIZE - Potential buyers want to be able to picture themselves in the home. Pack away all family photos, framed diplomas, children's artwork and other personal displays. This gives you a head start on packing and helps potential buyers visualize themselves in the space. You can add generic artwork if needed.

 STORAGE - Play up your storage! Having enough storage space is a huge factor in the decision to purchase a home for most home buyers. Show off your storage by clearing out and packing what you can. Organize all items and keep them tidy, buyers will be looking at your storage areas during a showing! 

 MAKE BATHROOMS SHINE - Make sure that all bathrooms and half baths are clean and neat. If you have grout, make sure that it's clean. Get rid of any streaks and build up from all mirrors and surfaces. Most cleaning products are fairly inexpensive and a deep clean can make a world of difference!

 PLEASANT, NOT POWERFUL AROMAS - Your home should smell fresh and inviting, but not overpowering. If you have pets, make sure to deep clean carpets and furniture. Stay away from overwhelming plug-ins, candles and sprays. Even pleasant smells can be overpowering and a turn off for some buyers. The goal is to remove any bad odors and have a light, fresh scent. 

 LIGHTING - Having adequate lighting is crucial for showings, especially if your home doesn't get a lot of natural light. Some showings will be scheduled in the evening, so it's important to have an abundance of light. A well lit home will appear larger and be more inviting. Replace any burned out light bulbs and replace all bulbs with the same type. You can add a floor lamp or table lamp if any room needs additional lighting.
